Adding a bathroom to a one-bath home

If your home only has one bathroom, you can recoup a large chunk of your investment by adding another one. Experts estimate 80% – 130% of whatever you spend adding a bathroom will be recouped when selling.

When analyzing your home to locate some square footage for that extra bathroom, look at rooms that are seldom used, closets and areas under stairs. A half-bath could be fitted under many staircases, and is a much desired improvement, over a single bath home.

Many homes have a partially finished basement; having the basement remodeled to include a second bath is a much desired feature for buyers.
